Property Manager
Qualifications:
- Minimum of three (3) years of working experience in property management, facilities management, or related fields.
- Candidates must possess a Bachelor’s Degree in Business Administration, Management, or a related discipline.
- Three (3) to five (5) years of property or facilities management experience is preferred.
- Proven experience as a Property Manager, Facilities Manager, or Maintenance Manager.
- Experience in electrical, plumbing, carpentry, or building maintenance is an advantage.
- Strong knowledge of building systems, maintenance procedures, and property operations.
- Familiarity with building codes, safety regulations, housing laws, and compliance requirements.
- Knowledge of budgeting, accounting, financial reporting, and cost control.
- Strong negotiation skills for lease agreements and vendor contracts.
- Excellent communication and interpersonal skills.
- Strong organizational and time management abilities.
- Effective problem-solving and decision-making skills.
- Customer service-oriented with the ability to maintain positive tenant relationships.
- Computer literacy and proficiency in property management software and Microsoft Office applications.
- Ability to manage multiple projects, maintenance schedules, and deadlines simultaneously.
Responsibilities:
- Manage and oversee the day-to-day operations of residential, commercial, or industrial properties.
- Plan, schedule, and coordinate routine maintenance, major repairs, renovations, and construction projects.
- Conduct regular inspections of buildings, facilities, equipment, and surrounding areas to identify maintenance requirements and potential issues.
- Respond promptly to maintenance emergencies and coordinate corrective actions.
- Oversee physical operations, including electrical, plumbing, fire protection, and building systems.
- Develop and implement preventive maintenance programs to ensure long-term property performance.
- Monitor property conditions and ensure compliance with health, safety, and environmental regulations.
- Prepare and administer contracts for maintenance, cleaning, security, landscaping, and other property services.
- Manage relationships with contractors, vendors, suppliers, and service providers.
- Supervise and coordinate property maintenance personnel and support staff.
- Prepare, monitor, and control property operating budgets and expenditures.
- Ensure efficient utilization of departmental resources, materials, equipment, and personnel.
- Manage leasing activities, including tenant screening, lease preparation, renewals, and occupancy management.
- Handle tenant inquiries, complaints, disputes, and conflict resolution professionally and efficiently.
- Coordinate routine and emergency maintenance activities and oversee repairs and renovation projects.
- Conduct periodic property inspections to maintain property standards and identify improvement opportunities.
- Ensure compliance with housing regulations, building codes, safety requirements, and legal obligations.
- Maintain accurate property records, maintenance schedules, lease documents, and financial reports.
- Utilize property management software and computer applications for record-keeping, scheduling, and reporting.
- Provide excellent customer service to tenants while promoting tenant satisfaction and retention.
