QUANTITY SURVEYOR (MECHANICAL)
Qualifications:
- Bachelor’s Degree in Mechanical Engineering or a related discipline.
- Professional certification in Quantity Surveying is an advantage.
- Minimum of 5–10 years of experience as a Quantity Surveyor specializing in mechanical or MEP works.
- Proven experience on large-scale retail, commercial, healthcare, residential, and mixed-use construction projects.
- Strong background in cost control, quantity take-offs, valuations, variation management, contract administration, and commercial management for mechanical works.
- Proficiency in AutoCAD and quantity surveying software such as CostX, Candy, Timberline, or equivalent.
- Advanced Microsoft Excel skills for cost tracking, budgeting, analysis, and reporting.
- Ability to read and interpret mechanical drawings, MEP schematics, equipment schedules, specifications, and Bills of Quantities.
- Sound knowledge of construction contracts (including FIDIC), standard methods of measurement, Saudi Building Code (SBC), ASHRAE, NFPA standards, and MEP construction practices.
- Excellent analytical, numerical, communication, negotiation, organizational, and problem-solving skills, with the ability to coordinate effectively with multidisciplinary project teams.
Responsibilities:
- Prepare detailed quantity take-offs, measurements, and Bills of Quantities (BOQs) for mechanical works, including HVAC, plumbing, firefighting, fire suppression, and building services.
- Monitor and control project costs to ensure compliance with approved budgets, contract requirements, and company cost control procedures.
- Prepare monthly progress valuations, interim payment applications, and payment certificates for mechanical construction activities.
- Review, evaluate, and process variation orders, change requests, and additional works, ensuring accurate cost assessments and proper documentation.
- Conduct site measurements and verify completed mechanical installations to support payment claims, progress reporting, and cost reconciliation.
- Prepare cost reports, expenditure analyses, budget forecasts, and commercial reports for project management.
- Maintain accurate records of material consumption, labor deployment, subcontractor invoices, and project expenditures.
- Coordinate with mechanical engineers, MEP teams, procurement personnel, clients, and consultants to verify quantities, specifications, and completed works.
- Review subcontractor payment applications, recommend payment approvals, and assist in contract administration, commercial negotiations, and dispute resolution.
- Manage project commercial close-out activities, including final measurements, final accounts, defect liability settlements, and compliance with contract conditions and industry standards.
