Facility Management Supervisor

Qualifications:

• A minimum of 4 years of relevant working experience is required.
• At least 4 years of experience in the maintenance field in a similar industry.
• Candidates must be a Vocational Diploma / Short Course Certificate holder in Computer Science/Information Technology; Engineering (Computer/Telecommunication); Engineering (Electrical/Electronic); Engineering (Mechanical); Engineering (Others); or similar fields.
• Advanced technical knowledge of repairs and preventive maintenance work.
• Strong preventive maintenance and project management skills.
• Experience supervising and managing maintenance teams.
• Technical expertise in advanced facility systems such as Building Management Systems (BMS), HVAC automation, and IoT-based maintenance monitoring.
• Experience with energy management and sustainability initiatives.
• Knowledge of smart building or smart mall technologies, including automated lighting, smart escalators, and energy-saving systems.
• Strong analytical and preventive maintenance skills, including the ability to use maintenance data to anticipate equipment breakdowns.
• Experience managing renovation, expansion, equipment upgrade, or other large-scale facility projects.
• Knowledge of occupational health and safety and facility compliance standards, with knowledge of OSHA or ISO 45001 considered an advantage.
• Certification in Facilities Management, such as International Facility Management Association (IFMA) certification, or an equivalent qualification is an advantage.
• Experience with vendor and contract management, including coordination of multiple contractors and service agreements.
• Strong troubleshooting, problem-solving, analytical, and decision-making skills.
• Good written and verbal English communication skills; knowledge of Arabic is preferably an advantage.
• Strong leadership, team supervision, and people-management skills.
• Ability to work under pressure and respond effectively to urgent maintenance and operational requirements.
• Organized, responsible, detail-oriented, and committed to safety, quality, and efficient facility operations.

Responsibilities:

• Supervise daily facility maintenance and technical operations to ensure efficient and reliable building performance.
• Lead and monitor preventive maintenance and repair activities for building systems, equipment, and facilities.
• Develop, implement, and monitor preventive maintenance schedules to reduce equipment breakdowns and operational downtime.
• Use maintenance data and performance information to anticipate potential equipment failures and optimize maintenance schedules.
• Supervise maintenance personnel and assign duties according to operational requirements.
• Provide technical guidance and support to maintenance teams when handling complex repairs and equipment issues.
• Monitor the performance, condition, and reliability of mechanical, electrical, HVAC, and other facility systems.
• Oversee the operation and maintenance of Building Management Systems (BMS) and other automated building technologies.
• Monitor HVAC automation, IoT-based maintenance monitoring systems, and other advanced facility technologies.
• Support the implementation and maintenance of smart building or smart mall technologies, including automated lighting, smart escalators, and energy-saving systems.
• Monitor energy consumption and support energy management and sustainability initiatives.
• Identify opportunities to improve energy efficiency, equipment performance, and operational sustainability.
  Coordinate major repair, renovation, expansion, and equipment upgrade projects.
• Assist in planning project requirements, schedules, resources, contractors, and technical specifications.
• Monitor project progress and ensure work is completed according to approved plans, quality standards, safety requirements, and timelines.
• Coordinate with contractors, suppliers, consultants, and service providers for maintenance and project activities.
• Manage vendors and service contractors and monitor compliance with agreed service levels and contract requirements.
• Review contractor performance and report deficiencies or service issues to management.
• Ensure that maintenance activities comply with applicable safety, quality, and facility management standards.
• Promote compliance with occupational health and safety requirements and established company procedures.
• Conduct inspections of facilities and equipment and identify maintenance, safety, or operational deficiencies.
• Investigate recurring equipment problems and recommend appropriate corrective and preventive actions.
• Maintain accurate records of maintenance activities, inspections, repairs, equipment performance, projects, and contractor services.
• Prepare maintenance and facility performance reports for management.
• Monitor maintenance costs, materials, spare parts, tools, and other technical resources.
• Ensure proper use, care, and availability of maintenance tools and equipment.
• Respond effectively to urgent breakdowns, facility incidents, and maintenance emergencies.
• Coordinate with other departments to minimize disruption to building operations during maintenance or project work.
• Maintain effective communication with management, staff, contractors, and service providers.
• Perform other facility management, maintenance, and supervisory duties assigned by management.
