Paradisiac Village Company Limited is seeking an experienced Property Manager for an overseas employment opportunity in Jamaica. The successful candidate will be responsible for overseeing property operations, managing tenants and leases, coordinating maintenance and vendors, monitoring finances, and ensuring properties comply with applicable building, safety, and housing regulations.
PROPERTY MANAGER
Qualifications:
- A minimum of 5 years of relevant work experience is required.
- Candidates must be a Bachelor’s / College Degree holder in Engineering or a similar field.
- Proven experience in property management, facilities management, real estate, construction, engineering, or a related field.
- Strong knowledge of property operations, tenant relations, leasing, maintenance coordination, and vendor management.
- Experience handling rental collections, lease administration, complaints, and tenant concerns.
- Knowledge of budgeting, expense tracking, financial reporting, and property operating costs.
- Familiarity with building maintenance, property inspections, repairs, and preventive maintenance programs.
- Good understanding of applicable building codes, safety regulations, housing laws, permits, and compliance requirements.
- Strong organizational, administrative, problem-solving, and decision-making skills.
- Excellent communication and interpersonal skills.
- Strong customer service and negotiation skills.
- Ability to manage multiple properties, priorities, vendors, and tenant concerns effectively.
- Proficient in standard office and property management software and systems.
- Strong attention to detail and ability to maintain accurate records and documentation.
- Able to work independently and effectively coordinate with property owners, tenants, contractors, and other stakeholders.
- Professional, reliable, responsible, and committed to maintaining high standards of property management.
Responsibilities:
- Advertise available properties, conduct property tours, respond to inquiries, and assist prospective tenants.
- Screen rental applicants and evaluate applications in accordance with company policies and applicable regulations.
- Prepare, negotiate, and manage lease agreements and related documentation.
- Collect rent and other applicable payments and follow up on late or outstanding accounts.
- Communicate with tenants regarding lease terms, property concerns, complaints, and service requests.
- Resolve tenant complaints, disputes, and other property-related issues professionally and promptly.
- Coordinate routine repairs, preventive maintenance, inspections, and property upkeep.
- Schedule and supervise contractors, maintenance personnel, and third-party service providers.
- Obtain and evaluate service quotations and coordinate the procurement of maintenance services when required.
- Conduct regular property inspections and monitor the condition of buildings, facilities, equipment, and common areas.
- Prepare operating budgets and monitor property-related expenses.
- Track income, expenditures, maintenance costs, and other financial activities.
- Prepare regular financial and operational reports for property owners and management.
- Monitor property performance and recommend measures to improve efficiency and profitability.
- Maintain accurate tenant records, lease files, maintenance records, financial documents, and other property documentation.
- Ensure properties comply with applicable building codes, safety regulations, housing laws, permits, and other legal requirements.
- Coordinate required inspections, certifications, permits, and regulatory compliance activities.
- Monitor contractors and vendors to ensure work is completed according to agreed specifications, schedules, and quality standards.
- Respond to property emergencies and coordinate appropriate corrective action.
- Maintain good relationships with tenants, property owners, contractors, suppliers, government authorities, and other stakeholders.
- Ensure properties are safe, clean, functional, and properly maintained.
- Perform other related duties as assigned by management.
