Aima Construction Pvt Ltd is seeking a qualified and experienced Quantity Surveyor to join its construction team in the Maldives. The successful candidate will be responsible for project cost estimation, budgeting, quantity take-offs, tender preparation, cost control, contract administration, valuations, variations, claims management, and financial reporting. The role requires strong knowledge of construction contracts, particularly FIDIC, as well as the ability to monitor project financial performance and provide accurate cost forecasts and recommendations to management.

QUANTITY SURVEYOR

Qualifications:

• Minimum 5 years of relevant working experience is required.
• Must be a Bachelor’s / College Degree holder in Civil Engineering, Quantity Surveying, or a similar field.
• Minimum 5 years of experience in quantity surveying, preferably involving large-scale construction projects.
• Male applicants are preferred for this role.
• Strong experience in cost estimation, quantity take-offs, budgeting, cost control, and commercial management.
• Proven experience in contract administration, claims management, variations, and payment valuations.
• Strong knowledge of FIDIC contracts and construction law.
• Experience preparing and evaluating BOQs, tender documents, contractor bids, and supplier quotations.
• Ability to assess completed works and prepare interim and final payment valuations.
• Strong knowledge of project cost monitoring, forecasting, financial reporting, and cash flow management.
• Proficiency in quantity surveying software and Microsoft Office, particularly advanced Microsoft Excel.
• Professional membership or accreditation, such as MRICS, is an advantage.
• Strong negotiation and commercial management skills.
• Excellent analytical, numerical, organizational, and problem-solving abilities.
• High attention to detail and accuracy in measurements, cost calculations, valuations, and financial documentation.
• Strong communication and interpersonal skills with the ability to coordinate effectively with contractors, suppliers, consultants, engineers, and management.
• Ability to identify commercial risks, evaluate financial impacts, and recommend appropriate cost-control measures.
• Professional, reliable, organized, and capable of working effectively under project deadlines.
• Willing to comply with company policies, project requirements, and workplace standards in the Maldives.

Responsibilities:

• Prepare detailed cost estimates, project budgets, and cash flow forecasts for construction projects.
• Conduct feasibility studies and cost planning for new and proposed projects.
• Perform quantity take-offs, measurements, and detailed cost calculations based on drawings, specifications, and project requirements.
• Prepare and review Bills of Quantities (BOQs), tender documents, schedules, and specifications.
• Monitor project costs and identify opportunities for cost savings and improved cost efficiency.
• Track and control project expenditures against approved budgets and financial targets.
• Evaluate contractor and supplier bids, quotations, and commercial proposals.
• Analyze tender submissions and provide cost comparisons and recommendations to management.
• Lead or support commercial negotiations with subcontractors, suppliers, and contractors.
• Prepare and manage interim valuations and payment certificates.
• Measure and evaluate completed works for interim and final payment purposes.
• Monitor project variations, claims, change orders, and their financial implications.
• Assess and manage contractor claims and variation submissions.
• Prepare, review, substantiate, and negotiate contractual claims and supporting documentation.
• Maintain accurate records of project costs, variations, claims, payments, and commercial correspondence.
• Prepare monthly cost reports, financial statements, and project commercial reports.
• Provide accurate forecasts of final project costs and expected financial outcomes.
• Identify financial and commercial risks and report appropriate mitigation strategies to management.
• Monitor actual project expenditure against budgets and approved cost plans.
• Review subcontractor and supplier accounts and verify quantities and payment applications.
• Ensure project costs and commercial activities comply with contractual requirements and approved budgets.
• Provide commercial advice to project managers, engineers, and management on cost and contractual matters.
• Support contract administration and ensure compliance with relevant contractual obligations.
• Apply knowledge of FIDIC contracts and construction law when managing commercial and contractual matters.
• Assist with dispute resolution processes and provide relevant cost and contractual documentation when required.
• Review project documentation, drawings, specifications, contracts, and scope changes to identify commercial impacts.
• Coordinate with project teams, contractors, subcontractors, consultants, and suppliers regarding cost and contractual matters.
• Use QS software and Microsoft Office tools to prepare estimates, cost reports, valuations, and commercial documentation.
• Perform other quantity surveying, cost control, and contract administration duties assigned by management.
