Leasing Manager
Qualifications:
- Possess a diploma or a degree in business administration, marketing or other equivalent discipline.
- At least 5 years experience as a manager in sales and administration (any industry).
- Minimum of 2 years experience in sales and administration relating to property management preferable.
- Interpersonal and communication skills.
- Customer service.
- Detail oriented.
- Able to work independently and within a team.
- Problem solver.
- Ability to coordinate.
- Proficient with Microsoft Office products.
- Good with numbers.
- Fluent in English. Tetum, Mandarin and Bahasa are a bonus
Responsibilities:
- Responsible for sales activities as required
- Prepare sales proposals and presentations to potential clients
- Review each promotion and report on the result of each promotion
- Liaise with external parties for sales transactions
- Maintain a professional and friendly leasing office for prospective tenants
- Responsible for all leasing enquiries & negotiation within company guidelines
- Maintain register for all leasing enquiries & ensure all enquiries are followed up and documented
- Responsible for all inspections for prospective tenants
- Maintain awareness of local markets conditions and trends. Contribute ideas to Marketing Manager for marketing property and for improving tenant satisfaction.
- Prepare all lease and associated documents for tenants
- Responsible for all Banner & Signage designs
- Manage the rotation of external signage for Timor Plaza
- Look for marketing opportunities to increase exposure for Timor Plaza
- Correctly completes all lease applications, application verification and notifies prospective tenant of results.
- Completes all lease paperwork including related addendums.
- Completes guest information including any required forms or cards on all prospects, sends thank you notes and performs follow up.
- Physically inspects property from time to time and report any service needs to maintenance staff.
- Ensure that vacant office units, apartments are clean and presentable prior to inspections
- Conduct in going and outgoing inspections and prepare reports
- Be the first point of contact for tenants who require assistance, service or complaints
- To register all tenant communication and ensure issues raised are followed up by relevant departments until the problem is resolved
- Assist GM with tenant communications when required
- To ensure all communications with tenants are available in languages other than English should they require
- Ensure that tenants are aware of their obligations and follow the guidelines in centre rules and lease document.
- Supervision of staff performing sales, leasing and admin duties
- Ensure required standards are achieved by the team members
- Accountable for ensuring all staff are provided with the training required to enable them to deliver the outputs required for their positions.
- Present Sales and Leasing Plan for Centre Manager
- Responsible for setting budgets and controlling expenditure within approved limits
- Work with all managers to ensure that department run smoothly
- Any other duties assigned or delegated as and when required by management or supervisors
- Work in any other locations as directed by management or supervisors
Requirements:
- Must have a valid passport for more than 3 years
- Employment certificates
- NBI clearance valid for at least 1 year with “no derogatory / no record on file” remarks
- PEOS certificate
