Riyan Private Limited is seeking an experienced Senior Project Architect to lead the planning, design, coordination, and execution of hotel and resort construction projects in the Maldives. The successful candidate will oversee architectural works from concept development through project completion, ensuring that projects meet approved design requirements, quality standards, applicable regulations, budget targets, and project schedules.
SENIOR PROJECT ARCHITECT
Qualifications:
- Minimum of 5 years of relevant working experience.
- Bachelor’s / College Degree in Architecture, Urban Studies, or a similar field.
- Male applicants are preferred for this role.
- Strong experience in architectural planning, design development, coordination, and construction documentation.
- Experience with hotel, resort, hospitality, or similar large-scale construction projects is highly advantageous.
- Good knowledge of architectural drawings, specifications, shop drawings, material submittals, RFIs, and change orders.
- Knowledge of building codes, local regulations, fire and life safety requirements, accessibility standards, and hospitality design standards.
- Strong project coordination, communication, organizational, and problem-solving skills.
- Ability to coordinate effectively with structural, civil, MEPF, landscape, interior design, contractors, and other project stakeholders.
- Strong attention to detail and commitment to architectural quality and design standards.
- Ability to conduct site inspections and monitor construction works against approved plans.
- Ability to manage multiple architectural deliverables, deadlines, and project requirements.
- Capable of working effectively in a fast-paced construction and project environment.
- Willing to work in the Maldives and coordinate with international project teams.
Responsibilities:
- Lead the architectural planning, design, and development of hotel and resort projects from concept development through completion.
- Prepare, review, coordinate, and update architectural drawings, specifications, and construction documents.
- Coordinate architectural works with structural, civil, MEPF, landscape, and interior design consultants.
- Ensure architectural designs comply with the National Building Code, local regulations, fire and life safety codes, accessibility requirements, and applicable hospitality design standards.
- Manage architectural design schedules, deliverables, project timelines, and assigned architectural budgets.
- Monitor design progress and ensure required architectural documents are completed and submitted on schedule.
- Conduct regular site inspections to monitor construction activities and verify compliance with approved architectural plans and specifications.
- Review construction workmanship and identify architectural issues that may affect quality, functionality, or design intent.
- Review and evaluate shop drawings, material submittals, technical documents, RFIs, and change orders.
- Coordinate responses to technical queries and design-related issues raised during construction.
- Oversee project documentation, permitting requirements, and regulatory approval processes.
- Coordinate with contractors, consultants, project managers, clients, and other stakeholders to resolve design and construction issues.
- Participate in client presentations, design reviews, project meetings, coordination meetings, and progress discussions.
- Provide architectural input during value engineering exercises while protecting the project’s design intent and required quality standards.
- Monitor design changes, variations, and revisions and ensure that all affected drawings and documents are properly updated.
- Review materials, finishes, and architectural details to ensure consistency with approved design standards.
- Assist in identifying potential project risks and recommend appropriate architectural or design solutions.
- Ensure architectural works are executed safely, efficiently, and in accordance with approved plans and specifications.
- Monitor project progress and support efforts to complete projects on schedule and within approved budgets.
- Maintain accurate architectural records, drawings, reports, correspondence, and project documentation.
- Ensure the final completed works reflect the approved architectural design intent and required hospitality standards.
- Perform other architectural and project-related duties assigned by management.
