MECHANICAL MAINTENANCE TECHNICIAN

Qualifications:

• A minimum of 5 years of relevant working experience is required.
• Must be a Bachelor’s / College Degree holder in Engineering (Mechanical) or similar fields.
• Proven experience in mechanical maintenance and MEP systems.
• Knowledge and experience in HVAC, electrical, and plumbing systems.
• Ability to troubleshoot HVAC equipment, pumps, electrical panels, distribution boards, and lighting systems.
• Experience in preventive and corrective maintenance of facility equipment and building services.
• Knowledge of routine inspection procedures and proactive identification of equipment failures.
• Experience using a CAFM system for work-order management, reporting, and maintenance records is an advantage.
• Ability to respond effectively to breakdowns and emergency maintenance activities.
• Good troubleshooting, diagnostic, and problem-solving skills.
• Strong attention to detail and commitment to accurate maintenance reporting.
• Good communication and teamwork skills.
• Ability to work effectively with engineers, supervisors, technicians, and other facility personnel.
• Knowledge of workplace safety procedures and operational standards.
• Physically fit and capable of performing hands-on maintenance work on-site.
• Responsible, reliable, organized, and able to work under pressure.

Responsibilities:

• Perform preventive and corrective maintenance activities for MEP systems, including HVAC, electrical, and plumbing systems.
• Conduct routine inspections of mechanical and building service equipment to identify defects and potential failures.
• Troubleshoot faults and operational problems affecting HVAC equipment, pumps, electrical panels, distribution boards, and lighting systems.
• Inspect HVAC equipment and identify mechanical, electrical, and operational abnormalities.
• Perform maintenance, servicing, adjustment, and repair of pumps and related mechanical equipment.
• Assist in troubleshooting electrical panels and distribution boards (DBs) when required as part of MEP maintenance activities.
• Inspect lighting systems and address reported faults or maintenance requirements.
• Check plumbing systems and identify leaks, blockages, damaged components, and other maintenance issues.
• Carry out scheduled preventive maintenance according to established maintenance plans and manufacturer recommendations.
• Perform corrective maintenance to restore equipment and systems to proper operating condition.
• Respond promptly to equipment breakdowns and emergency maintenance requests on-site.
• Diagnose equipment faults and determine the appropriate corrective action.
• Use appropriate hand tools, power tools, testing instruments, and maintenance equipment safely.
• Execute assigned work orders through the Computer-Aided Facility Management (CAFM) system.
• Update work-order status accurately and ensure completed work orders are properly closed.
• Record maintenance activities, findings, repairs, materials used, and equipment conditions accurately in the CAFM system.
• Conduct proactive inspections to identify potential equipment failures before they result in breakdowns.
• Report major defects, recurring faults, safety concerns, and equipment requiring specialized repair to supervisors or engineers.
• Coordinate with facility engineers, supervisors, technicians, and other departments to complete maintenance activities efficiently.
• Verify equipment operation after repairs and maintenance activities.
• Maintain maintenance tools, equipment, spare parts, and work areas in clean and organized condition.
• Ensure all maintenance activities comply with company procedures, operational standards, and workplace safety requirements.
• Properly use personal protective equipment (PPE) and follow safe work practices during maintenance activities.
• Help minimize equipment downtime through timely troubleshooting, preventive maintenance, and corrective action.
• Perform other mechanical, MEP, and facility maintenance duties assigned by management.
