Qualifications:
- Bachelor Degree in Engineering or Property Management
- 1-2 yrs experience in Commercial Property Management.
- Knowledge of Commercial Property Leases and Supplier-Vendor Agreement.
- Knowledge of Commercial Property Software is preferred.
- Some working knowledge on building systems, equipment & design is an advantage.
- Knowledge of Electronic Parking System in Commercial Property is of great advantage.
- Ability to work in a team.
- Good customer service skills.
- Good communication skills.
- Ability to manage multiple timelines and ensure that timelines are met.
- Language spoken – English, Bahasa, Basic Chinese

Responsibilities:
- Support Operations Manager in working with other service departments to ensure that contact with tenants and customers is seamless, appropriate, and professional.
- Support Operations manager in coordinating tenant fit out with the relevant departments.
- Ensure that fit out inspections are done in accordance with the approved drawings.
- Manage the centralised key system of all buildings.
- Ensure that the centre rules are implemented and enforced.
- Ensure that maintenance issues are dealt with in timely manner by working with the relevant departments.
- Ensure that Maintenance work orders are tracked and completed to tenant satisfaction.
- Work with the maintenance providers are complying with the service contract (lift, aircon, vsat/telecom, sewerage, and exhaust cleaning).
- Prepare monthly summary of repairs and maintenance work completed.
- Regularly inspect the property to ensure it is in good condition and document any maintenance issues that need to be raised.
- Coordinate the maintenance requests for other properties within the group (Colmera, Fomento, Bebonuk, NCR and CGR).
- Property Cleanliness and Landscaping
- Ensure all building cleanliness is to the relevant standard.
- Audit cleaning service contractor is meeting the expectations of the contract.
- Ensure that the cost expense is within budget.
- Ensure that cleaning schedule and checklists and being met.
- Conduct weekly meeting with service provider.
- Ensure landscaping is maintained to a satisfactory level according to the “Green Concept” as directed by Management.
- Waste Management and Disposal
- Ensure that rubbish collection is regularly completed.
- Daily checking of the rubbish truck to ensure it is in working condition and to raise any maintenance requests.
- Manage fuel requests and coordinate repairs with workshop.
- Prepare monthly summary of trips completed by the rubbish truck detailing the mileage driven.
- Ensure the cost of waste disposal is distributed to the various business units.
- Ensure that regular pest control is completed by the service provider at all properties.
- Assist to monitor regular pest control activity within all properties.
- Ensure that the security contractor is meeting the standard of the contract.
- Daily checking of the logs of attendance of the security contractor.
- Manage any security incidents.
- Ensure that the service provider is keeping the property safe.
- Conduct weekly meeting with service provider.
- Ensure that the collection and accounting of parking sales is completed accurately to minimize losses.
- Weekly and Monthly assessment of the parking subscription to ensure tenants are complying with the rules.
- Oversee the parking sales and check the actual sales versus budgets.
- Support Operations Manager in preparing data necessary for analyzing and forecasting budget and expenses.
- Assist Operations Manager with monthly expense analysis and prepare recommendations on improvements where possible.
- Prepare monthly consumption report which is chargeable to tenants which include: Water, Genset, EDTL submeters, Gas
- Ensure that invoices issued to tenants by Operations department do not exceed 3 months past due.
- Coordinate timely tenants’ handover and clearance according to the lease agreement.
- Padlock tenancies as per Leasing request if rental payments are not made on time.
- Ensure kiosks are complying with their assigned lease areas and not encroaching on common area.
- Ensure tenants comply with the Addendum included with their lease.
- Any other duties assigned or delegated by management or supervisors
- Work in any other locations as directed by management or supervisors
Requirements:
- Must have a valid passport for more than 3 years
- Employment certificates
- NBI clearance valid for at least 1 year with “no derogatory / no record on file” remarks
- PEOS certificate
